Morning Briefing for pub, restaurant and food wervice operators

Mon 17th Oct 2016 - Propel Monday News Briefing

Story of the Day:

Porky’s launches sister concept One Bourbon Tavern to ‘add more strings to its bow’: Simon Brigg, co-founder of London-based barbecue restaurant Porky’s BBQ, has told Propel the company has launched sister concept One Bourbon Tavern to “add more strings to its bow”. The concept launched on Friday (14 October) in West End Lane, West Hampstead, on the site of smokehouse and bar One Sixty. The 2,500 square foot site has 80 covers as well as a bar offering 15 draft beers, bourbons and cocktails. Brigg, who founded Porky’s with wife Joy, said: “It’s barbecue-themed but more drink-led. The gastro-pub market is changing and we’re really excited to be launching this concept. The name comes from the song One Bourbon, One Scotch, One Beer, which was recorded by John Lee Hooker in the 1960s. It gives us another string to our bow and the chance to attack another market. The thing with Porky’s is it is quite set. The menu is always the same across all the sites. One Bourbon Tavern gives us flexibility. We can do more small plates rather than just main plates. It gives us more opportunity. Our chefs can also be a little more creative with the dishes – something like barbecue tapas for example.” A second One Bourbon Tavern is set to open with the conversion of the Porky’s site in Crouch End. Brigg said: “We think it would benefit more from being a drink as well as a food site rather than just as an out-and-out restaurant. At Porky’s it’s probably 70% food sales, while One Bourbon Tavern will be 50/50 – potentially more on the wet side.” Brigg added there were no plans to convert any other Porky’s sites to One Bourbon Tavern, with the company looking to grow both. He said: “We have a road map and in the next eight to ten months we will be opening another One Bourbon Tavern and two more Porky’s, one of which is just outside London. We’re still hopeful of hitting our target of ten Porky’s sites by the end of next year. We’ve also taken on an operations manager, Tim Rawlins, who will work across both concepts.”

Tim Martin – decline of the pound is good for the British economy: The decline of the pound is good news for the British economy, JD Wetherspoon founder and pro-Brexit campaigner Tim Martin has argued. Speaking to LBC, Martin made the comments after the pound endured its worst four-day performance since the EU referendum. The pound reached its lowest since October 2011 last week, but Martin argued that a weaker pound made the UK an attractive prospect for tourists. He added: “I think the pound floats. It’s an economic stabiliser for the country. We needed the lower pound because we had a current account deficit. Central London is booming with tourists. Britain is booming with tourists generally. Seven or eight times in the past 30 or 40 years, the pound has gone down to near parity with the dollar. We need that.”

ALMR submits concerns about business rates appeals system: The Association of Licensed Multiple Retailers (ALMR) has made its submission to the Valuation Office Agency’s consultation on the proposed “check, challenge, appeal” business rates appeals system. The ALMR has welcomed the commitment to reforming business rates but voiced concerns that the proposed system would promote “inconsistency and unfairness”. The ALMR’s submission has highlighted that evidence for calculating “fair maintainable trade”, on which pubs’ rates are based, is not provided to operators, with businesses unable to determine whether an assessment was accurate until they had challenged. The ALMR has recommended that the Valuation Office Agency be obliged to share all relevant, non-commercially sensitive information in the first instance to avoid wasting both parties’ time. The ALMR is also particularly concerned that appeals may also be dismissed if valuations fall within the bounds of professional judgement, which could see bills that are incorrect by between 5% and 10% going unchallenged. Across the sector, the government is anticipating that rateable values will increase, on average, by 10% for nightclubs, 15% for pubs and 24% for restaurants. The ALMR is interested in hearing from retailer members on their valuations.

London hotel market sees highest absolute average daily rate level for September since 1995: The London hotel market saw an increase in average daily rate last month to reach its highest absolute level for September since 1995. STR’s preliminary September data showed average daily rate rose 0.7% compared with last year, to £164.76. There was also a 2.6% year-on-year increase in supply and a 1.6% rise in demand. Occupancy was down 1.0% to 88.3%, while revpar decreased 0.2% to £145.48. STR analysts noted London had maintained strong demand levels since the results of the Brexit referendum were announced in June. Meanwhile, occupancy has softened as the market experienced ten consecutive months of supply growth at a rate of 2.0% or higher.

Operators eye Cha Cha Moon buy: Cha Cha Moon has received interest from dozens of operators in the UK and abroad, according to agent Christie & Co, which is marketing the sale of the Soho restaurant’s leasehold. Kout Food Group put the leasehold of the Asian fusion noodle bar on the market three weeks ago. The venue in Kingly Court was created by Wagamama founder Alan Yau. The 165-cover restaurant still turns over circa £2m a year at its one site, eight years after it opened. In its most recent financial results, turnover at Cha Cha Moon fell by 5% to £1,990,000 for the year to 31 December 2014. Operating losses increased by £90,000 to £587,000, mainly due to “market conditions”. Kout Food Group, which operates Little Chef as well as Burger King, KFC, Costa and Subway franchises, has decided to sell the lease to focus on other business interests. Simon Chaplin, head of restaurants at Christie & Co, said: “Interest in the site has been phenomenal, particularly from purchasers in the US, Far East and Middle East, who are attracted to the trophy location and encouraged by the pound’s further drop in value.” Christie & Co is seeking offers in excess of £700,000 for the leasehold interest with all fixtures and fittings and an annual rent of £410,000. The first round of offers is sought by Tuesday, 25 October.

The operating loss rose to £1,215,000 from £39,000 the year before. Turnover rose to £15,029,000 from £10,860,000 in 2014. The company stated: “We have opened ten new sites taking us to 29 in total, including amazing sites in London and our home town of Aberdeen.”

CG Restaurants reports turnover and Ebitda boost: CG Restaurants Holdings, which owns the Dirty Martini chain of bars, has reported that turnover increased 14.6% to £19,226,998 for the year ending 31 December 2015, compared with £16,775,853 the year before. The company saw a pre-tax profit of 509,195, compared with £560,714 the previous year, according to accounts filed with Companies House. Ebitda was up 19% to £1,914,659. The company opened two new sites in London and closed one restaurant and bar. The company stated: “The results for the year and the financial position at the year end were considered to be satisfactory by the directors given the recent economic conditions and in line with their expectations. During the year the group acquired two London-based bar sites as it continues to expand its market in the city. It did, however, also dispose of one restaurant and a bar. The group also continued to tighten its control over administrative costs. The business acquired in the previous years proved successful and, as a result, the group’s turnover rose by 14.6% to £19.23m (2014: £16.78m). The group’s gross profit margin increased slightly from 56.3% to 56.5% and Ebitda increased by 19% to £1,914,659 (2014: £1,606,378). The business has continued to concentrate on offering a unique experience to the customer both in terms of product offer and customer service, which is reflected in the level of customer feedback received. The group has also continued with its advertising and promotional campaign to maintain its existing clientele and also to attract new clientele. The group has already acquired a couple of sites since the year-end and has a clear intention to acquire several additional sites during 2016. The directors aim to improve and maintain the management policies resulting in the group’s growth, and aim to continue the plans of expansion where opportunities arise, providing superior-quality food and service in order to maintain a strong relationship with regular customers. The directors regard these as prerequisite for success in the long term.”

Contemporary tea brand Tiosk completes crowdfunding campaign having raised £175,000: Contemporary tea brand Tiosk has completed its fund-raise on crowdfunding platform Crowdcube having raised £175,000. The company, founded by Natasha Kelly and Nicola Simpson, was aiming to raise £120,000 and offered a 10.71% equity stake in return for the investment. It has now completed its campaign having raised £175,000 from 265 investors. Tiosk opened its first tea bar and store in Hackney, east London, in 2014 and is looking to open further concept stores and “pocket shops” in the form of kiosk-style takeaway tea bars. The pitch states: “The heart of the business across all platforms is premium loose leaf tea, with tea-ware and associated lifestyle product being the secondary growth driver. Our tea bars will also serve ready-to-drink tea, tea-based drinks and a concise selection of complementary food and alternative beverages. We project that in the next 12 months our turnover will grow to £548,000. Driving this growth will be the launch of e-commerce, roll-out of wholesale and consolidation of our retail performance. Funds raised this round will be used for development of our new dry tea packaging, launch of e-commerce, research and development of new product concepts and remodelling of our flagship store to house our packaged dry tea and tea ware. There have been a number of high-profile acquisitions in this sector in recent years. Starbucks acquired family-owned tea shop chain Teavana in November 2013 for $640m. In the same year, Unilever acquired family-owned Australian tea brand T2 for approximately $60m. We believe that by 2020, with a national retail and wholesale footprint, supported by a strong e-commerce business, Tiosk will represent an attractive acquisition prospect.”

Maxwell’s opens Tropicana Beach Club in Covent Garden: Maxwell’s Restaurants Group, operator of venues such as Café de Paris, Roadhouse and Maxwell’s, has opened its latest venue – Tropicana Beach Club – in Covent Garden. Tropicana Beach Club is a “tropical paradise” late-night bar and restaurant that promises to provide an experience more typical of a luxury Caribbean holiday. The venue features a “lagoon pool-style” dance floor surrounded by VIP beach cabanas, two bars, party booths and unique design features, including 30ft palm trees, more than 500 tropical bird decorations, and a “jungle” of exotic flowers and plants. Customers can enjoy live music, cabaret, steel drums and beach games hosted by a team of lifeguards. Technology allows the club to manage the mood, ambience and sound to create sunset, sunrise, twilight and even tropical thunderstorms. Tropicana Beach Club stocks a “treasure cove” of rum and more than 50 cocktails, including the signature Flamingo Fling. The kitchen is run by executive chef Trevor Tobin (formerly of Burger and Lobster among others) and takes inspiration from beach-style grills from the southern hemisphere. The venue is available for private hire for up to 600 guests. In August, Maxwell’s said it would invest £1m in its late-night operations and expand its portfolio of venues across the capital because of an “increase in confidence in the future of London’s nightlife”. Independently owned and managed by Brian Stein, the group employs more than 500 staff across 12 venues in London.

Private equity backer refinances Pret A Manger: Pret A Manger’s private equity backer is due to recoup millions of pounds after refinancing the fast-growing brand. Bridgepoint, whose other investments include Azzurri Group-owned Zizzi, has borrowed £463m against Pret A Manger, The Sunday Times reports. The deal allows Pret to repay £190m of high-interest shareholder loans owed to Bridgepoint and others, and to improve the terms of its existing debt. The refinancing follows strong performance from the company, which has more than 400 stores, despite an intensifying battle for the lunchtime pound with healthy eating chains such as natural fast food brand Leon and sushi outlets such as Wasabi. Sales at Pret A Manger rose by almost 14% to £676.2m last year, and City sources believe Bridgepoint is likely to look at a stock market float towards the end of next year. Pret has expanded rapidly. It trialled a “veggie Pret” store in Soho this year, which it has decided to keep open. It has also opened sites in New York’s Penn station, Paris-Garde de Lyon and Nice airport. Pret A Manger has said its Penn station site is its most lucrative in terms of sales per square foot.

The 200-cover restaurant is in a grade II-listed former NatWest bank in St Martins. Middletons has taken a 20-year lease on the property, with the opening creating 60 jobs. The building, designed in 1900 in the baroque revival style, lay empty for 16 years and has undergone a “sympathetic renovation”. Middletons managing director Steve Hutton said the painstaking restoration included refurbishing the original doors and panels, which are made from rare Brazilian mahogany. He told the Leicester Mercury: “The huge former banking hall, based on ancient Roman architecture, is an amazing space and our most ambitious project to date.” Hutton hopes to open further restaurants in the Midlands once Leicester is established and has plans for a seventh site in Peterborough, which he hopes to open early next year. Steve and Tracy Hutton opened their first Middletons Steakhouse and Grill in King’s Lynn in 2010. The company’s other sites are in Norwich, Milton Keynes, Colchester and Watford.

The menu features at least six varieties of sausage served with mashed potatoes or champ (mash with spring onions). Simon Quarrie told Bath-Business.net: “We have been looking for a long time for the right place in which to expand. The Cow Shed premises are ideal. When they came on the market we jumped at the opportunity of taking them over. It means we will be able to offer the people of Bath and visitors to this World Heritage site our unique service of classic British food with its emphasis on sausages. The Cow Shed, which opened two years ago, is closing to allow owner Adam Denton to concentrate on his original restaurant in Whiteladies Road in Clifton.

Conversion work is now under way, with company spokesman Eddie Gershon confirming an opening date for the new pub and hotel of 28 February 2017. Planning and listed building consent had already been obtained for a single-storey rear extension and internal alterations to provide ten hotel bedrooms with en-suite facilities as well as new toilet facilities to upper floors. In 1972, The Bull and Stirrup hosted a strike committee, including the now famous actor Ricky Tomlinson, which led to the first ever national strike by building workers, The Chester Chronicle reports.

McDonald’s UK ends its YouTube influencer campaign: McDonald’s UK has ended its “Channel Us” YouTube influencer campaign geared towards a young demographic because of a lack of interest. The campaign was hosted by two UK-based influencers, but none of the nine clips posted this year reached 1,000 views. McDonald’s head of media and customer engagement Ben Fox said the quick service restaurant chain had learned that creating content people wanted to see was an “inherent challenge” in content marketing. He told The Drum: “We have learnt that content is really difficult and content with purpose is really important. Like a lot of brands, it is a challenge for us and we are looking at a lot of different ways we can pull people towards our brand to build affinity with other audiences.” Underscoring the value platforms place on influencer campaigns, Facebook and Twitter have both been actively luring YouTube creators to their live streaming video offerings, while Google recently acquired FameBit, which seeks to build a “democratised market place” to better connect brands to YouTube influencers.

The outside will be brightly painted, while the interior will be designed to resemble a bustling and colourful Indian street. Zindiya is a concept by Shivani and Ajay Kenth, with the name deriving from a combination of the Indian word for life and the owners’ daughter Diya. The Kenths told the Birmingham Mail: “There are already a number of old-fashioned curry houses but Zindiya is completely different to anything Moseley has seen before. We are bringing Indian flavours and dishes to the restaurant, served almost as a tapas concept so people can share and enjoy a wide range of different dishes with their friends. Moseley is a unique place and we want to be part of that, bringing back the ethos that has made the area so desirable and vibrant.”

The menu at the restaurant will be based around the city of Liverpool and its traditional comfort food, with the venue based in Chancery House in Paradise Street, close to Liverpool ONE leisure complex. The concept is the brainchild of Philip Lee, who told the Liverpool Echo: “Our menu is based around Liverpool and its food, with dishes such as posh Scouse, posh pea wack, all the stuff your mum used to make – real comfort food. There are loads of restaurants based on other types of food, so we thought it was time to show off Liverpool’s own food, and give a real taste of Liverpool. Everything will be sourced from as close to the city as possible.” The red-brick, grade II-listed Chancery House was built in 1899 for the Gordon Smith Institute for Seamen charity.

‘Extra-virgin Greek food’ concept Kalimera launches first permanent site: “Extra-virgin Greek food” concept Kalimera has launched its first permanent site next week, in north London. The restaurant is at Unit 311 in Camden Market, offering a menu of “authentic, vibrant dishes that showcase the best of modern Greek food”. Although inspired by traditional Greek cooking, the venue will revisit the classics to offer a modern take on Greek food, “more akin to that found in cosmopolitan Athens than a traditional taverna”, The Handbook reports. This modern attitude also influences the design of the space, which is decorated with bright yellow stripes to represent olive groves seen from above.
